The steps below guide you through the experience of building with Toll Brothers—from the time you visit the website to the time you get your keys.

Take a Virtual Tour of the Design Studio
Tour the Design Studio virtually and browse finish options in the Online Design Studio Catalog.
Choose Community and Home Site
Architectural Elements Appointment
Select floor plan and exterior.
Prepare a Contract
Your Sales Consultant will write a Sales Agreement. An earnest money deposit is required at this time.
Acceptance and Ratified
Once your contract is accepted and ratified and your site plan is drafted, your New Home Journey Orientation will be scheduled.
Your New Home Portal
Receive an email giving you access to your personal online portal featuring a step-by-step of the process, as well as photos and your documents.

Schedule Design Appointments
A Design Studio Representative will reach out to schedule your appointments.
Home Site Plan Drawn
This is the footprint of your home on your home site and is required for building permit packets.
Your New Home Journey Orientation
Review adn approve your site plan and get a synopsis of what to expect during the build process.
Home Site Plan Approved
You'll receive a copy of your site plan for approval at Your New Home Journey Orientation.
Colors and Finishes Appointment
Choose colors and finishes such as countertops, cabinets, and flooring. Personalize your home with your Design Consultant.
Building Permit Packet Prepared
Your building permit packet with home site plan, extensive drawings, and specifications is prepared for submission to the respective municipality. Some communities require ACC or HOA review and approval. It takes a few weeks to prepare all the documents.
Function and Comfort Appointment
Make selections such as electrical, low voltage, landscaping, and lighting options.
Building Permit Submitted
The permit packet is submitted to the city and usually takes a few weeks to approve.
Authorize your selections to move forward with your home.
Building Permit Approved
Once the city grants appoval and you have authorized your Design Appointment selections, we obtain your permit.
After we have the permit, groundbreaking is scheduled for the soonest available opening in the queue.
You will be notified of the official date when we break ground and start construction, which is dependent on seasonal conditions.
Your Construction Manager and a Quality Assurance Representative have four scheduled Quality Check (QC) points throughout the schedule.
A Community Representative will schedule this 1-hour meeting with you and your Construction Manager to review your selections and estimated build schedule.
Footings and Foundation QC Point #1
Footings are poured, forms are placed, then foundation walls are poured.
Framing QC Point #2
Framing takes 2-to-5 weeks depending on home size and floor plan complexity. Once framing is complete, roof paper and windows will be installed.
Structural Orientation QC Point #3
A Community Representative will schedule this 1-hour meeting with you and your Construction Manager to review electrical and low voltage selections.
Paint and Drywall Touch-Ups QC Point #4
Touch-up items are completed. Your Construction Manager creates a list of items that need attention before the NHO and has the items addressed.
New Home Orientation
Care Representative and learn about the function of your new home (at least 8 business days prior to close).
Your Final Walk occurs one day before closing escrow and is held by your Customer Care Representative. At this meeting, you’ll finalize items noted from the NHO and learn about the Warranty process.
Sign Lending and Title Documents
After you’ve completed your Final Walk, you’ll sign closing documents at the title company. Funds must transfer to the appropriate parties and title must be recorded in your name.
You may pick up your keys once your loan has officially funded and title has recorded in your name.
12 Month Warranty
Thirty days after move in, a 1-Month Check-In will be scheduled. As issues arise over the next year, submit requests on the website. At the 11-month mark, another check-in will be conducted.
